Beach Vacation Rental Policies

RESERVATIONS: online reservations are subject to approval from the homeowner within 48hrs of reservation. You will be notified if your reservation is approved or denied.

CHECK-IN TIME begins at 4 p.m. Central Time and every effort will be made to have the cottage ready on time. Entry instructions will be e-mailed to you after your final payment has been made.

CHECK-OUT TIME is 10:00 a.m. Central Time.

Rent deposit is 50% of total rent, 50% of total taxes, and $45 processing fee.

The rental balance, sales tax, and security/damage deposit is due 30 business days before your arrival.

A $45.00 processing fee paid to CSA covers up to $3000 for unintentional damage. Any damage such as exceeding occupancy, evidence of smoking in the house, or evidence of a pet or any other intentional damage caused by the tenant during their stay, said tenant is responsible to the owners of the Creole Cottage LLC/DBA 30A Ocean Blue for payment of any additional damages.

In the event of nonpayment by the Tenant for additional damages, and we are forced to seek payment through legal channels, any and all costs incurred by the owners of the Creole Cottage to recover lost damages will become the responsibility of the Tenant.

This Security Deposit Protection plan (CSA) covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to the owner, Gayle Adams, prior to check-out. The policy will pay a maximum benefit of $3000.00. Any damages that exceed $3000.00 will be charged to the credit card on file.

If, during your stay at the Creole Cottages, an Insured Person causes any damage to real or personal property of the house as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3000. Certain terms and conditions apply. 

Full details of the Security Deposit Protection coverage are contained in the Certificate of Insurance or Insurance Policy ( The $45.00 processing fee charged to the rental provides this security deposit protection plan to the guest.

By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly Creole Cottages in Rosemary Beach any amount payable under the terms and conditions of the Security Deposit Protection.

The advance rent deposit will not be refunded unless the premises is re-rented for the same rental payment and time period reserved by Tenant. If refunded, there will be a $125 cancellation fee withheld from the Advance Rent Deposit. 

REFUNDS of Advance Rent Deposit and/or the Total Rental Fee will not be given for late arrivals, early departures or inclement weather conditions. In the event of a hurricane, refunds will be made in the event of a mandatory evacuation by governmental authorities.  Refunds will be granted from the day of issuance of the mandatory evacuation.

Tenant agrees to leave the premises and its contents in a neat and tidy condition with no damage premises or its contents beyond normal wear and tear.

All dishes are to be washed. All garbage is to be bagged, tied, and removed from the premises and placed in outside trashcans. Load any remaining dirty dishes in the dishwasher and start before departure.

The maximum number of occupants shall not exceed 10 people for the Plantation House and 4 people for the Cottage. This includes all children and infants.

Furnishings are not to be moved inside or removed from the house for use outside or in other properties.

“No pets” policy must be observed. 

Smoking is not allowed on the premises. Please smoke outside and dispose of all cigarette butts.

Reservations are not made by or for a minor, defined as any person under the age of twenty-five (25). Tenant is at least 25 (adult) and will be an occupant of the premises during the entire reserved dates.

In addition to the Tenant, other authorized occupants may be family members or friends of the Tenant. Should any unauthorized persons occupy or use the premises; Tenant shall vacate the premises without any refund. No  key will be issued to anyone who is not an adult.

Tenant agrees to not host any receptions or parties in the home or on the property.

Tenant and occupants are not to interfere with neighbors right to quiet enjoyment of their premises.

All keys, garage door opener (Cottage rentals only), and Rosemary Beach Amenity passes (2) are to be returned to owner upon move out by Tenant. There will be $25.00 charge per key not returned, $50 for each Rosemary Beach Amenity pass and $75 for garage door opener (Cottage rentals only).

Tenant and any guest of tenant shall obey all of the laws of the state of Florida, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of Florida or the above rules may cause tenant  to be asked to vacate the premises and forfeit all rents and security/damage deposits

Please report any maintenance needs or unintentional damage, when identified, to property owner (Gayle Adams at 985-630-3445). Local maintenance personnel will be called to handle any problems.  

Linens and Bath towels are furnished. Please bring your own beach towels and beach blankets, as linens are not to be removed from the premises. Replacement costs for any damaged or lost linens will be charged to the tenant.

An initial supply of paper products, trash liners, bathroom tissue, and facial soap are provided.  Extra items are the responsibility of the Tenant.  Rental rate includes a one-time linen and towel set-up and cleaning at departure. If you desire housekeeping services during your stay, this can be arranged for a fee. 

The Tenant, for himself/herself, his /her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands and causes of action by reason of any injury, loss or damage by whatever nature which has or have occurred, or may occur to the undersigned Tenant, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising therefrom.

In any action concerning the rights, duties, or liabilities of the parties to this agreement, their principals, agents, successors or assignees of the prevailing party shall be entitled to recover reasonable attorney fees and costs.

Creole Plantation and Creole Cottage are in the beachfront community of Rosemary Beach, located on Florida's scenic Hwy 30A halfway between Destin and Panama City. Designed as a "destination" beach town, the "pedestrian" concept is similar to Seaside (eight miles west), and was designed by the same town planners. The Cottages are south of scenic Hwy 30A and centrally located between the beach, playground, pool, and tennis courts. The Cottages can be rented together or separately.
